Buying a House (Or Why I'm Getting Awesome at Signing My New Name)

So, you know that house we put an offer in on?  You guessed it, they did in fact accept our offer.  We don't have keys yet; but, we've done all the escrow paper work and signed a boatload of documents and now we're just waiting for all of our loan stuff to go through.

It's a smaller three bedroom, one bath house, on a quarter acre one town away from where we currently live.  It's in excellent shape and looks so adorable.  There will be a few things that we need to do before we move in, but really it's not much at all.



So, I thought I'd go through everything we've had to do so far in the hope that maybe it'll help other people who are thinking about buying understand the process a bit more.  It started out with our offer.  It took about four days, but we eventually heard back that the owners wanted to counter offer.  This means they didn't hate our offer, they just wanted to make a few amendments to it.  We accepted their counter; but, we found out that they had a few other offers so there was still no guarantee that it would be ours yet.  The next day we got the news that they were accepting the offer.

Next up we had to sign all of the offer papers and a ton of other stuff.  Hence, the blog name.  I'm getting very used to having to sign my married name at this point.  We also met with our mortgage broker with all sorts of paperwork so that she could get the packet ready to send to the loan companies.  The loan packet was finally sent away from approval a few days later because they had to verify our employment first. 

Meanwhile, we also had the home inspection done.  You want a home inspection to ensure that you aren't buying a house that looks good cosmetically, but actually might have a lot wrong with it under the surface.  The home inspection was on my birthday and I have to say that the fact that it went wll was the best birthday present I could have gotten.

We also had to fill out escrow paperwork.  They needed how we were going to take title, who we were planning on being insured by (you need homeowners insurance before you even move in), and who we were working with for our loan. 

Now we're just waiting to make sure all our loan paperwork goes through, and then it has to be sent on to the USDA because we're doing their type of loan (it requires no money down in rural areas).  We're set to close later this month, but I think it will actually end up being a week or two after that because USDA is known to take awhile at times. 

Anyway, it's super exciting.  It's somewhat frustrating with all the waiting sometimes and especially not knowing when exactly we'll close so I can't make an appointment with a mover yet.  Hopefully, it'll all be worth it in the end.  I think it will be though.
